Before any remediation begins, Balson conducts a thorough attic inspection to identify:

• Levels of contamination (feces, urine, nesting, insulation damage)

• Access points used by wildlife or rodents

• Ventilation concerns and moisture issues

• Existing insulation depth & current R-value

• Structural concerns caused by wildlife activity

You will receive a written report outlining findings, photos, and any recommended next steps.

2. Removal of Contaminated Materials

​

Our team safely removes:

• Contaminated insulation (blown-in or batt)

• Damaged vapour barrier

• Wildlife bedding and nesting materials

• Droppings, urine-soaked materials and debris

• Organic waste that may cause odour, mold or bacterial spread

All removed materials are bagged, sealed and properly disposed of according to safety regulations.

3. HEPA-Level Sanitization & Disinfection

​

Balson uses commercial-grade disinfectants and HEPA filtration to address:

• Bacteria from rodent droppings

This step restores safe indoor air quality and prepares the space for new insulation.

4. Insulation Restoration to Current Standards

Once the attic is fully cleaned and sanitized, we install new insulation to today’s recommended R-values.
Options include:

• Blown-in fiberglass

• Cellulose insulation

• Additional vapour barrier repair (if required)

5. Wildlife-Proofing of Entry Points

​

As part of the remediation process, Balson will also identify and recommend exterior repairs or exclusion work to prevent future wildlife entry.

This may include:

• Sealing soffit-to-roof gaps

• Reinforcing roofline transitions

• Screening attic vents

• Installing colour-matched aluminum where needed
